Keeping Current Matters’ latest reporting shows fall is historically the peak season for housing inventory, with the most homes for sale of any time of year – which tracks with the fresh wave of new listings we saw locally. Sellers nationally are also cutting prices more often in the fall than any other season, with nearly 17% of listings seeing a price cut, giving buyers real room to negotiate even as list prices ease off their summer highs.
There’s also good news for anyone who’s been in their home a while: homeowner equity nationally just hit $310,500 on average, the highest it’s been in over a year. That’s opened the door for more homeowners to use that equity toward a move, a renovation, or simply a financial cushion.
And here’s a trend worth knowing about if you’re weighing when to sell: the national market is increasingly splitting in two by price point. Luxury home sales are up 6.2% year over year, while entry-level “starter” homes are down 5.4% over the same stretch.
