Buying or selling a home is one of the biggest financial and emotional decisions most people make. The realtor you choose to walk through it with you matters – a lot. But how do you actually know you’ve found the right one before you’re too far in to switch?

They tell you the truth, even when it’s not what you want to hear

The right realtor won’t tell you your home is worth more than it is just to win the listing. They won’t tell you a house is “perfect” when it has real issues. Honest conversations – even the uncomfortable ones – are a feature, not a flaw. If your agent is willing to disappoint you a little now to protect you from a bigger disappointment later, that’s someone worth keeping.

They talk with you, not to you

There’s a difference between an agent who explains their process and one who explains everything. The right realtor treats you like a partner in the decision, not a signature waiting to happen. They ask what matters to you before they start showing you what’s available. They listen more than they pitch.

They’re honest about the market, not just optimistic about it

A good agent doesn’t sugarcoat a slow market, a lowball offer, or a home that’s been sitting for a reason. They give you the real picture – pricing trends, comparable sales, what buyers or sellers are actually doing right now – so you can make an informed decision instead of a hopeful one.

They’re responsive without being pushy

You shouldn’t have to chase your realtor for updates, but you also shouldn’t feel pressured every time they reach out. The right agent finds that balance: present when you need them, patient when you don’t.

They know the area – like, really know it

Not just listing prices, but the neighborhoods, the school zones, the flood zones, the HOA quirks, the “this street floods every hurricane season” details that only come from working a market for years. Local expertise shows up in the questions they ask before you even ask them.

They prepare you for what’s ahead, not just what’s happening now

A great realtor walks you through the whole process upfront – inspections, contingencies, closing costs, timelines – so nothing catches you off guard later. You should never feel like you’re finding out important details as they happen.

They negotiate for you, not for the deal

Some agents are motivated to close fast. The right one is motivated to close right – for you. That might mean pushing back on a low offer, walking away from a bad deal, or advising you to wait, even if it takes longer.

They follow through on the small things

Returning calls. Showing up on time. Sending the paperwork when they say they will. The small, consistent things often say more about how an agent will handle the big moments than anything in their marketing.

They celebrate with you – and mean it

At the end of it all, the right realtor is genuinely happy for you. Not because a deal closed, but because you found the right home, or found the right buyer for the one you loved.
